Insurance Policy

Protecting your belongings while they're with us

Everything stored at SPACE+ is stored at the owner's risk — which means insurance isn't optional, it's a condition of your storage agreement. The good news is that arranging cover is straightforward, and you have two options.

Option 1 — StoreProtect
StoreProtect is an enhanced liability scheme offered by SPACE+ as part of your storage agreement. Rather than arranging your own insurance policy, you can opt for StoreProtect during sign-up and we'll accept an enhanced liability for loss or damage to your belongings up to the value you declare.
StoreProtect is not a contract of insurance — it's an agreement between you and SPACE+ where we accept responsibility for loss or damage caused by a failure in our duty of care, up to your declared maximum replacement value.

What Storeprotect covers
In return for a small additional charge added to your storage fee, we accept liability for loss or damage to your belongings caused by a failure in our duty of care, up to your declared Maximum Replacement Value — subject to the exclusions below.
Our liability is assessed as the cost of repair or cleaning, or the replacement value, whichever is the smaller sum.

What StoreProtect does not cover
StoreProtect does not cover every eventuality. We exclude liability for:
  • Mysterious disappearance or unexplained shortage of property, except where theft is evidenced by forcible entry to your unit
  • Loss or damage discovered after your property has been removed from our facility
  • Loss of access to the facility or your unit
  • Loss of business, indirect or consequential loss, lost profits or business interruption
  • Damage caused by moth, insect or vermin originating inside your unit
  • Damage caused by mould, mildew or rust unless caused by water ingress from outside your unit
  • Damage caused by atmospheric or climatic conditions, including damage to property not suitable for storage
  • Damage to electrical, electronic or mechanical items caused by configuration failure rather than physical damage
  • Any sentimental value or value acquired as part of a pair or set
  • Loss or damage to prohibited or excluded items (see our storage agreement for a full list)
  • Loss or damage caused by your own actions or those of anyone accompanying you

Restricted liability for high-value items
Our liability for the following categories is restricted unless you have our express written permission to store them:
  • Jewellery, watches, precious stones, precious metals and stamps — combined total exceeding £1,000
  • Furs, fine art, perfumery, tobacco and alcohol — combined total exceeding £15,000
  • Electronic items (TVs, computers, laptops, tablets, mobile phones, cameras and similar) — combined total exceeding £25,000

Proportional reduction
If the Maximum Replacement Value you declare is less than the actual total value of your belongings, our liability will be reduced proportionally.
For example: if your belongings are worth £10,000 but you declare a Maximum Replacement Value of £5,000, our liability is reduced by 50%. So if £3,000 worth of your property is lost or damaged, our liability would be £1,500.
Please make sure your declared value accurately reflects everything you have in storage.

Claims
If you need to make a claim, a £50 administration fee will be deducted from any settlement. Full details of the claims process — including notification requirements and what information you'll need to provide — are set out in the StoreProtect Addendum, which forms part of your storage agreement.

Option 2 — Your own insurance
If you already have home contents insurance that covers goods held in self storage, or you'd prefer to arrange your own policy, you can use that instead.
Please ensure your policy covers goods held in self storage for their full replacement value. You may be asked to provide evidence of cover.
If you choose your own insurance, please note that our standard liability for loss or damage remains limited to £100 — regardless of the value of your belongings. Your own insurance policy will need to cover the gap.

Declaring your replacement value
Whichever option you choose, you'll be asked to declare a Maximum Replacement Value during sign-up. This should represent the total cost of replacing everything in your unit as new. Please take care to declare an accurate figure — underinsuring could significantly affect any claim.
